Terms & Conditions

Sales tax, Service Tax, Stamp Duties, Sales Fees and other expenses incidental to the registration of documents, KSEB deposit, Cable charges and other expenses incidental to power and lighting connection, Property Tax, Building Tax, Kerala State Construction Workers Welfare Fund fees and any other tax prevailing or taxes applicable in future by statue are to be borne by the purchaser. |

Any extra work or additional fittings required should be intimated in advance and payment towards the same should also be made in advance by the allottee. |

The firm reserves its right to cancel the allotment if the allottee commits default in payment of the cost and in such event the allottee shall be held responsible for any loss arising there from. |

Possession shall be given to the customer on settling all the dues to the builder. |

Once allotted and agreement is signed, the prices are firm. |

All payments are to be made by demand draft or by local cheques favouring M/s. Squarefeet Promoters & Developers, Kannur. |

Maintenance
On handing over the possession of the Villas, Town Houses, Apartments Owners association is to be formed, whose membership is Compulsory and not optional . The association will carry out the complete maintenance and repairs of common facilities and amenities of the layout. Expenses towards the same are to be born by the owners accordingly.
Documentation
Documentation of Villas, Town Houses, and Apartments comprises of two parts:

For the sale of the individual plot in the name of purchaser on receipt of the initial payments. Documentation charges, registration charges and incidental expenses will be on buyers account. |

An agreement between builder and purchaser for construction of the Villa. |
